What makes Home In Park different than all the other communities is that homes were specifically designed to not be built near to one another so if privacy is important Home In Park is a must see in addition our listed home is comfortably situated on 233sq wah ( approx 10,000 Sq ft) in which we had built an additional 75 Sq meter house that we use as an extention of our main home and is extremely helpful for entertaining our children and their friends. Our home unlike many other communities is on a wide street and near to the community park and tennis court and very convenient to entering and exiting the community. The main home has been designed with two interior kitchens one that is specifically used for cooking and the other for daily use and the purpose is to keep the home cool and away from the heat of cooking , the home also has four bedrooms, three bathrooms, second floor study which can be be also used for an additional bedroom and the first floor has a comfortable large open dining and living room area in addition to an interior laundry room and outside pool. The exterior doors are of stained glass and the screens are the custom pull down type in addition to an outside room that can be used for the house keeper or storage with an additional exterior bathroom. We also had an auxiliary water well pump installed that is used for the lawn sprinkler system in addition to other mechanical improvements that make this home operate well. In addition to the main house the property also has a fully detached auxiliary house complete with its own kitchen, bathroom and laundry area which can be utilized for that special guest in town , rental or as an extension of the main home as we do. Its a well designed and comfortable home and if your in the market for living nice and comfortable similar as back home this will meet and or exceed your needs.
Foreign nationals can own the building (house) in their own name but not the land that it stands on.
Foreign nationals cannot own land in Thailand. The options in which a foreigner can control the land are via a 30-year lease or by purchasing the land through a Thai company.
The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.
After you have found the right property at Home In Park you have to follow these steps:
A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points.
Thailand has different visas like Spousal Visa, Retirement Visa, Student Visa and Elite Visa - just to name a few options. Each visa has different requirements but they are usually easy to obtain.
