The operation is located in Koh Samui, Thailand, close to the PBISS international school. We invite you to co-invest with us in this profitable project. The objective of the project is to develop a neighborhood of 30 villas for short-term rental on the island of Koh Samui in Thailand. THE PROJECT OWNERS
Two investor couples are behind the project. Frédéric and Florence Moulin, real estate expert and notary respectively, will be in charge of carrying out the operation on site.
David and Laetitia Combe, professional real estate investors and interior designers, will be representing the co-investors and co-preparing the refurbishment/ decoration project. After numerous projects in France and local property sales, they are investing in this first purchase/resale project in Thailand.
THE FINANCING/FUNDING
Co-investment of the entire operation and the contributions of the project owners (with each couple purchasing a villa), for the realization of this operation. As part of the fundraising, we propose that you invest €145,000 with a target ROI of 10% to 12% per annum and 100% of the capital gain. Each villa will be 100% owned by a company in Thailand dedicated to it.

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.
In Thailand, non-Thai nationals cannot own land outright in their name. Land can be controlled through either a Thai Company or a long-term registered lease. The longest registered lease term by Thai law is 30 years, and most developers will offer 3 terms for a total of 90 years.

A 30-year lease period is legally protected under Thai law and ownership cannot be disrupted. It is common for developers to offer an additional two terms of 30 contractually obligating a total of 90 years.
Prior to purchasing a leasehold property, it is important to secure a copy of the lease agreement or get further clarity on these three points.
